“The question we asked ourselves was, ‘How can we offer a tougher finish for our UV oil lines?’” says Pioneer Millworks Production Manager Chip Hormess. 

The answer was to create a sturdy UV-cured commercial grade topcoat that could be easily applied over our top of any of our traditional UV-oil finishes. With this new finish, we are not only able to provide an easier path to maintenance for our customers but also preserve the depth and complexity of our color palette.

Hormess continues, “Commercial Top Coat adds an additional layer of protection and allows the clients to clean the floor with a damp/spray mop more often, thereby providing more freedom when maintaining their floor. Technically, with other finishes using specific cleaners and sticking to a once-a-month moping maintenance properly protects the floor below the finish. But with our Commercial Top Coat you’re able to use cleaners that are readily available, and use them more often, which makes it so much easier on the client.”

Jered Slusser, Sales Manager for Pioneer Millworks, concurs, “We have multifamily projects, restaurants, and office spaces where maintenance isn’t quite as individualized, and you may have a cleaning crew that’s doing the work. They’re often cleaning daily or in the case of a restaurant, for example, even more often. The NWFA recommends damp cleaning for most wood floors be no more than once a month unless it’s a spot clean-up. We knew our clients needed more flexibility, especially with the UV-oil finish colors that are beloved.”

By not losing the look, yet gaining an ease of use, our commercial finish checks both boxes for large scale commercial spaces.

“We have clients that love the look of something like our Natural Expressions line, and they love the look of a hard wax oil finish but want the maintenance to be easier,” says Slusser. “Though the topcoat was designed with a more non-residential use in mind, and is called Commercial top coat, it works perfectly for use in residential projects as well. You just have to remember you can’t touch it up here and there like you can with our standard UV-oils.”

Having a no fuss finish takes the thinking out of protecting your floor and makes keeping it beautiful a worry-free proposition. “Commercial Topcoat is available on almost all of our smooth surface floors,” Slusser says, “It doesn’t apply easily to our more textured floors, and those you’ll want the flexibility to touch-up over time anyway. So, they make more sense with the UV-oils alone.” 

Hormess sums up our commercial finish perfectly, “In the end, we wanted to give our clients an option for a durable, more frequent cleaning finish—whether it’s a residential job ordering 500 sq ft or a commercial job that’s ordering 5000 sq ft.”
